Depending on the size and state of the home, a typical home inspection lasts around 3.5 hours.
Can a home fail a home inspection?
No. A home inspection is just a visual examination of a home’s current condition. While it may reveal certain aspects of the home that need repairs, a home inspection does not determine market value or municipal compliance and, therefore, can neither “pass” nor “fail.”
Will the inspector go over their findings with me after the inspection?
Yes! Our inspectors will go over and explain all their findings at the end of the inspection. They will also gladly answer any questions you have during the course of the inspection.
Can the inspector fix any defects during the inspection?
Per the InterNACHI Code of Ethics, our inspectors are prohibited from doing or offering any repairs or repair-related services to any home for which we have prepared a home inspection report for a period of 12 months. This does not include services to components or systems not covered by the InterNACHI Standards of Practice.
Do I need to be present during the inspection?
Though not a requirement, we highly recommend and feel that all homebuyers should attend their home inspection. Inspections provide us a valuable opportunity to not only inspect the condition of the home but also impart some knowledge to the buyer regarding the home’s various systems, components, and required maintenance.
When should I schedule a home inspection?
Typically, it is best to schedule your home inspection immediately after your offer has been accepted.
The inspector found some problems with the home. What should I do?
Don’t panic. Every home, old and new, is going to have problems of some sort. While some may be more obvious than others, not all problems require major repairs. A home inspection will help you identify any potential problems before they can become much larger and more expensive issues.
How quickly can I expect to receive my home inspection report?
A digital copy of your home inspection report is normally sent to you within 24 hours of inspection completion.
The home I’m buying looks like it is in perfect condition. Do I really need a home inspection?
Despite how it may look at first glance, no home is perfect. While a home may seem like it is in pristine condition, there are a variety of significant and potentially costly problems that could be lurking under the surface that you need to know about before closing. While you can forgo a home inspection, it is highly recommended that you do not.
If the house I’m buying is new construction, does it need to be inspected?
Yes! Even newly built homes can have their fair share of issues. Just because a home is a new construction does not mean that it is free of defects, it just means that they have yet to be discovered.
