How We Inspect Lawn Irrigation Systems

As with a home inspection, a residential and commercial lawn irrigation system inspection is a visual examination of all accessible components.

During your inspection, your inspector will inspect and describe:

  • Pipes, micro-tubing, and backflow preventer

  • Valves, pressure regulators, and filters

  • Irrigation controller/timer

  • Sprinklers, bubblers, emitters, and multi-emitter hydrants

Your inspector will report any needed repairs or corrections, including:

  • Misaligned, damaged, submerged, or missing sprinklers/emitters

  • Signs of poor drainage/ponding

  • Broken or leaking pipes/valves

  • High/low water pressure and overspray

  • Overgrown vegetation obstructing sprinklers/emitters
