Life Safety Overview

Owning a commercial property comes with the responsibility of providing a safe environment for your workers and customers. With high volumes of people coming to and from your business, the potential safety risks increase; this is why there are numerous life safety features commercial properties are required to have.

From clearly marked exit doors and no-smoking areas to accessible fire safety equipment, it is critical that any safety equipment and systems be accessible and operational. It is also important to ensure the property itself is not a safety hazard by eliminating potential trip and fire hazards, including making sure the property and any nearby fire hydrants are accessible in the event of an emergency.

Life Safety Inspection Process

In line with InterNACHI® Standards of Practice for Commercial Life Safety inspections, your commercial property inspector will inspect, describe, and report on all visible components and aspects of your property’s life safety features.

The inspection will vary between commercial spaces, but will usually include inspection of:

  • Accessibility

  • Fire Safety

  • Storage

  • Signs

  • Alarms

  • Emergency Lighting

  • Stairways

  • Doors & Exits

Your inspector will identify and report on any potential defects or needed repairs, such as:

  • Fire access roads blocked by low hanging wires or other obstacles

  • Obstructed address or street number not visible from street

  • Lack of a minimum 3-ft radius around the circumference of fire hydrants

  • Disorderly and unsafe storage of combustible materials

  • Missing or broken “No Smoking” signs in areas where combustible materials are stored

  • Any trip hazards preventing safe travel through the building

  • Inaccessible or missing fire extinguishers

  • Missing or damaged sprinkler systems

  • Painted-over sprinkler heads

  • Lack of portable fire extinguishers or manual actuation devices for cooking areas

  • Lack of emergency lighting or properly labeled emergency exits

  • Obstructed paths, alarm systems, fire safety tools, stairways, or electrical panels
