Interior Inspection Overview

A thorough inspection of a property’s interior can be just as important as the exterior. Although many building codes are not overly concerned with details about the interior of a structure, there are several important—and sometimes overlooked—indicators about the safety and integrity of a home or commercial space.

The interior is the most well-traveled part of any property, which is why it is extremely important to keep it free from potential safety issues. Falls in residential homes is a leading cause of injury to both children and elders, and issues such as damaged steps or improper baluster spacing can be dangerous hazards.

The interior may also reveal structural issues that may not be apparent from the exterior. Signs of water damage may be an indication of a leak somewhere nearby, and cracks in the walls—which can be common particularly in adobe homes here in New Mexico—can indicate more serious structural issues if the problem is extensive.

Interior Inspection Process

Our home inspection team follows InterNACHI® Standards of Practice for Interior inspections in both residential and commercial properties and is on the lookout for structural and safety issues. Your inspector will examine:

Doors

Opening and closing a representative number of doors, looking for proper alignment and function, and noting any non-latching or out-of-square doors.

Elevators & Escalators

Riding all elevators and escalators to ensure proper function.

Floors, Walls, & Ceilings

Looking for indications of structural integrity, signs of water damage, or unlevel floors, and noting any extensive cracking or out-of-square door frames.

Garage Doors & Openers

Ensuring proper operation of garage doors and garage door openers, presence and accessibility of manual release handle, and looking for signs of fatigue, cracking, or separation on the door panel.

Loading Docks

Condition of bumpers, the function of dock levelers, proper dock seals on the enclosure.

Steps, Stairways, & Railings

Checking for unsafe steps or stairs, continuous handrails with proper baluster spacing, safety, and accessibility of any ramps and landings.

Windows

Opening and closing a representative number, looking for signs of moisture such as fogging, and noting any signs of broken seals.
